The landlord contacted us after a leak at the property had caused significant damage to the kitchen. With the property tenanted at the time, a fast, well-managed turnaround was essential to restore the space to full working order while keeping disruption to the tenants to a minimum.
The Project
The aim of the project was to strip out the water-damaged kitchen, dry the property thoroughly, and rebuild it to a high standard — returning a fully functional, freshly finished space to the tenants as quickly as possible. Because the property was occupied throughout, the works needed to be carefully sequenced and tightly managed, balancing a prompt turnaround against the practical demands of drying out and rebuilding a room affected by water ingress.
From the outset, the focus was on getting the essentials right: dealing properly with the moisture before any reinstatement began, then working through each stage methodically so the finished kitchen would stand the test of time rather than simply papering over the damage. Managing the process in-house allowed us to keep the project moving without waiting on multiple contractors, and to give the landlord a single point of contact from the initial visit through to completion.
Scope of Works
Our involvement began with an initial consultation and quotation, giving the landlord a clear understanding of the works required and the costs involved before anything got underway. From there, we handled every stage — from strip-out and drying through to the full rebuild, decoration and final certification — under one roof.
Key works included:
- Initial consultation and quotation of the works required
- Full strip-out of the existing kitchen
- Installation of dehumidifiers and allowance for full dry-out time
- Reboarding of ceilings and re-skimming
- Self-levelling of the floor
- Installation of a new kitchen
- All associated electrics and plumbing
- New flooring throughout
- Full redecoration
- Electrical Installation Condition Report (EICR)
A Fast, Considerate Turnaround
With tenants in situ, our priority was to keep disruption to an absolute minimum while never cutting corners on quality. By managing every element in-house — from the initial dry-out right through to the final electrical certification — we were able to move quickly, coordinate each stage without delay, and hand back a safe, fully finished kitchen the tenants could enjoy. For the landlord, it meant a single, reliable point of contact and complete peace of mind that the property had been restored properly.
